Turnkey Operation for Large "Bottle to Bottle" Recycling Facilities

At Rabin our services extend beyond auction and liquidation sales as we recognize that this is not always the best strategy to realize value for our clients.  Certain facilities already have a proven, successful business model, intellectual property and experienced employees and merely require investment of capital and the right professional management.  In these situations, the optimal solution is to sell the operation through a turnkey process.

Currently we have listed just such a turnkey opportunity from one of the world’s largest “bottle to bottle" recycling facilities (Formerly of a Fortune 500 Company).  Previously the operation had produced 100 million pounds per year of food-grade recycled polyethylene terephthalate (PET) plastic for reuse, the equivalent of nearly 2 billion 20-oz. plastic water bottles.

Located in Spartanburg, N.C., this large operation includes a 35-acre parcel with a 50,000 sq. ft. recycled process building that has 20’ ceilings as well as a 60,000 sq. ft. final process production building.  Both of the buildings are complete with separate office space, a compressed air supply and their own maintenance area.  The facilities had a total of $60 million invested in them since 2008.

A brief sampling of equipment includes a Bollegraah bottle recycling system with Titech model 1400 & 2000 color & metal sorters, West Salem bale breaker with bottle cap eliminator, Selco-Green Machine final waste baler with aluminum can and waste plastic recovery bins.  Other featured items are color & metal sort decks that include: Satake ScanMaster-II color sort machines as new as 2010, PowerSort 200 optical scanner, complete metal sort deck with (16) S+S metal detectors, plus Forsberg de-stoners, stainless infeed and crossover feed screws.

The facilities equipment consists of a new (unused) waste water system with Centrisys decanter centrifuge, RO skid and stainless settling tanks.  Also Quincy 300 hp air compressors, Cummins emergency gen set, and material handling trucks along with maintenance shop.

Please see our website for more information regarding this turnkey operation.  While you are there, take a look at other upcoming auctions, or contact us if have further questions or want to learn more about Rabin’s extensive services.

With several on site auctions happening over the next couple of weeks, we thought we would take a moment to remind future bidders of the excitement and action that takes place at one of our live auctions.  At Rabin we know that for many the convenience and ease of our online auctions is crucial to being able to participate, but for those that can travel, attending a live auction is lots of fun!

There are even some benefits to being at the auction site.  We all know that no matter how good pictures may be, nothing beats the opportunity to inspect an item up close and in person.  Another advantage is that if you come early, you will be able to attend the public pre-inspection of the auction items.  This allows you to look the equipment and machinery over carefully.  Also if you are unable to stay for the full duration of the live auction, we can easily set you up to continue bidding from an online location as Rabin’s live auctions are simultaneously on the Internet.
At the auction site, you will have the chance to meet our team and perhaps even get some inside information on items you are interested in bidding on.  In addition you will have the opportunity to meet new contacts and network with others in your line of business.  You can also feel out your competition to get some idea of what you are up against when it comes time to bid.
Being at the auction site can also be helpful in figuring out how to move your new items.  The Rabin team will be glad to answer questions regarding the most efficient way to transport them and what size truck you will need.  Furthermore, we can direct you to our experienced contacts that have the know-how to move heavy equipment and machinery.

Our Successful Turnkey Transaction for Davis Cookies

At Rabin we provide turnkey sales and solutions throughout North America and actively market and sell companies in their entirety, including equipment, inventory, intellectual property, customers, and often the attached real estate.  We have the expertise to navigate through all of the aspects of a complex sale process and are able to conduct auctions of any size on behalf of our clients.

One example of our success is from a couple of years ago with the Davis Cookies Company. Along with their partner, CRG, they hired Rabin to sell off all of its equipment assets at auction.  The plant had produced Archway cookies for decades until Archway was force to file for bankruptcy.
Our solution was to mount an intense marketing campaign to try and secure a buyer.  After four months, we successfully found an interested party that wanted to purchase the entire facility prior to the already scheduled auction.  This resulted in Davis Cookies selling the entire operation, which included retaining all of the current employees.  It was a win-win for our client, the buyer, and the employees as well as for the community.  We were more than happy to cancel the planned auction.
This is just one of the types of services we provide for our clients.  With over 60 years of experience in the industry, we have gathered quite an extensive buyer database that enables us to target strategic buyers both on a product and a geographic basis.  We bring a unique combination of financial strength, diversified experience and unparalleled professional expertise to take on deals of any size and of any complexity.  Contact us for more information.

Turnkey Investments

The term turnkey refers to something that is ready for immediate use and describes the sale of goods or services as well as the sale of properties that are finished and ready to move in to.  Thus the only thing an owner of a “turnkey property” needs to do is to simply put the key in and turn it.

The term is also used in investment real estate for the sale of already established businesses.  In this type of sale, it typically includes all of the necessary equipment along with the experienced employees to continue to run the business.  Turnkey properties will vary from the level of involvement required from the new owners and many real estate turnkey investments need little or no maintenance other than to collect the monthly check.

Over the last several years turnkey properties have become increasingly more popular with investors and offer a unique opportunity for both the seller and buyer.  In many situations, an auction or liquidation sale is not in the best interest of the owner and doesn’t make sense from a financial perspective to liquidate a business that still has value.

An example of an excellent turnkey investment opportunity is the marketing for sale of an existing facility which is not only running smoothly but is also doing well financially.  It may be the business just needs an influx of new capital and/or a managerial direction.  Nonetheless the business will generally realize a higher value if sold as a turnkey.

At Rabin we offer turnkey sales throughout North America and actively market and sell companies in their entirety, including equipment, inventory, intellectual property, customers, and often the attached real estate.  We have the ability to navigate through all the aspects of a complex sales process to give clients a compelling one-stop-shop value proposition.  With a unique combination of financial strength, diversified experience and unparalleled professional expertise, we have the experience and flexibility to take on a deal of any size and of any complexity.

Online Bidding Strategies

Online auctions are a convenient way to access numerous auctions without spending the time and expense of traveling to each location.  Both business owners and equipment dealers have the chance to study auction items to get a sense of real values and prices in the marketplace and to comparison shop.

Since you do not have to travel to each separate auction site, it frees you up to be able to bid on only one or just a few items, and sites such as Rabin Worldwide do not charge a fee for online bidding.  Additionally online auctions provide your whole team the opportunity to get involved in the process and to weigh-in on the value that the acquisition of the equipment brings to the business.  By taking advantage of the ability to pre-bid, your company is even able to implement budget restraints and project costs more accurately.

The experts have tips on how to maximize the benefits of online auctions to get the most out of the experience.  The first suggestion is to research as much as you can about the items you are interested in buying such as age, condition, and any warranty information.  Check the Internet for similar items for help in determining value.   Be sure to read all of the information provided by the auction house carefully in advance, and if you have further questions, email them to see if they can get you more photos or information.

Well before any bidding is due to start; set a limit of how much you want to spend on the items.  Determine the worth the items have to your business and do not bid any higher than that.  Lastly before you place a bid, make sure you are aware of any additional charges or fees and understand all the terms of payment and conditions of the sale.

What is the Best Type of Sale for Liquidating Assets?

If you are in the process of closing a business or need to sell surplus equipment or machinery, you may want to know what is the best way to sell assets in order to get maximize value.  The answer depends a lot on your particular circumstances but generally there are several options available and sometimes a combination of methods may be used.  Often a decision is based on the amount of time a company has in which to obtain the funds.  Two commonly used methods are liquidation sales and auction sales.

In situations where speed is not a requirement and a sale can be held over a longer period of time such as weeks, months and sometimes even years, liquidation sales are effective.  Without the need to rush, assets can often be sold for a higher amount.  The process can provide both the buyers and sellers a chance to negotiate on the price.

An auction sale is done over a much quicker timeframe.  Typically an auction can be completed in about 90 days.  Commercial and industrial auctioneers have integrated the convenience and technology available on the Internet to allow auctions to be open to bidders from around the world.  Many traditional auction companies offer their customers simultaneous in-person and online bidding opportunities.  While auctions sales may not get as high of a price for assets as liquidation sales, they do have the advantage of getting capital into the hands of a business much quicker.

Before you proceed on your own, you may want to consider using the services of a professional asset recovery and disposition firm.  Enlisting the assistance of experts can be invaluable in your efforts to obtain maximum value for your assets.  They can help you to decide on the best course of action for your business and fully explain the process.  Be sure to use a reputable firm and chose one that has experience with your industry.

Signs Your Business May Be in Trouble?

There are several telltale signs that your business may be in trouble and you sooner you accept the facts, the better.  As an owner or director of a company, it is your responsibility to stay informed of the current state of the business.  All too often companies take a passive approach and do not deal with problems quickly and aggressively enough.  Waiting until it is too late to make changes can mean insolvency/bankruptcy.

One of the signs that your business is not healthy is failing to meet sales quotas or targeted goals for several months in a row.  Another cause for concern is not retaining current customers, while at the same time, not attracting new ones.  Continuing in this direction will eventually catch up with the business and can lead to serious cash-flow problems that create an inability to pay creditors on time and meet payroll obligations.

Many problems companies experience can be attributed to the lack of a solid business plan.  This is the time to take a hard look at the company’s budget and go over it line item by line item.  Make sure your whole team as well as the Board of Directors are meeting regularly and really tackling the serious problems that are ahead of you.  Put a realistic plan in place and stay on course.

On a personal note, examine your own compensation package and that of the other executives.  It may be that salaries have risen faster than the business can presently handle and they need to be renegotiated.  Communicate with the entire staff regarding the current difficulties that the business is going through and try and get them onboard to help move forward.

Furthermore assess the company’s day-to-day operations to ensure you are running lean.  Look into selling any surplus or unproductive equipment or machinery.  It can be a good way to put more cash into the business to pay off creditors or to make strategic investments to improve the company’s outlook.

Having Trouble Retaining Employees?

Particularly in today’s competitive environment, attracting and holding on to your top-performing employees can be difficult.  If you find yourself in the unenviable position of having lost too many valuable employees over the years, it may be time to examine some of your company’s managerial practices.

Losing your best people can hurt the business.  It now means you will have to search for new employees that are equally as talented and then take the time to train them.  All of this costs the business both money and lost productivity.  Experts generally agree that one reason for high employee turn-over can be attributed directly to management.  This does not necessarily mean that you or your managers are doing a bad job but more likely that you could be doing a better job of it.

Satisfied employees are made to feel that they are being listened to and that their needs are being taken into consideration and fulfilled whenever possible.  Good managers provide employees with the resources they need to do their job well and make sure they receive the proper training.  A business should make every effort to treat employees as a valuable part of the team and seek input from them that may be used to further the company’s success.

Moreover it is important to have developed and then communicate the company’s mission statement and strategy to employees.  Be sure to hold frequent company meetings and encourage participation from all staff.  Additionally allow employees to feel that there is room for advancement by promoting from within the company whenever possible.   Reward employees that do stay with financial compensation in the form of pay raises, bonuses, or stock options.  If you really want to retain good employees offer competitive benefits and retirement plans.

Remember that good managers also need to make sure that employees fully understand their responsibilities and duties and are held accountable for delivering them.  A recent survey from Gallop sums it up by saying, “The best workplaces give their employees a sense of purpose, help them feel they belong, and enable them to make a difference.”

While there may be some debate as to the frequency and length of time it takes, the fact is that many new businesses fail.  There are a variety of reasons for this and even well-established companies struggle to stay relevant.  According to an article in Analytics Magazine, “Of the original Standard and Poor’s (S&P) 500 List created in 1957, just 74, or only 15 percent are on the list today.”  Furthermore of the 74 that remain, only 12 have outperformed the S&P index average.

So why do new businesses have such a high risk of failure?  Experts point to the fact that many new companies do not start out with a solid business plan.  Before turning an idea into a business, a considerable amount of research needs to be done.  The data should include information on the product’s target audience and current market demand as well as the projected potential for growth in the future.  Additionally an efficient delivery system must be developed in the early planning stage that gets the product easily into the hands of the consumer.

Upfront there needs to be an honest evaluation of the kind of competition the business will face and a realistic assessment of start-up costs along with any legal requirements that must be met.  To save money, future business owners should determine if equipment can best be purchased through liquidation sales, at auction, or leased.  Also most new companies require technology so remember to include that into the start-up costs.

Once the business is started, be aware of overreaching by expanding too early or too large and always have a cash reserve on hand in the event of an emergency.  Keep operational cost low and do not make the mistake of paying out more than you can afford on rent and labor.  Lastly, keep in mind that some types of businesses do have an even higher rate of failure such as independently owned restaurants or tech companies.

Fastest Growing Industries

Now that the worst of the recession is behind us, analysts are compiling information on which industries are experiencing the fastest growth.  Presently it appears that construction-related industries are among the fastest growing in the U.S. as illustrated in a recent study by Sageworks, a leading financial information provider.  They report that in the last year, twelve of the top twenty fastest growing private companies were all in construction fields.

This is certainly good news for the industry and its workforce that was one of the hardest hit during the recession.  Sageworks’ figures indicate that construction on a whole saw anywhere from a 2 to 15% higher increase in growth than other privately held businesses during the same period.  The growth occurred in residential building as well as in commercial construction.

Moderate gas prices along with growing manufacturing sectors and automobile and housing markets are working to expand the trucking industry.  Add to that the fact that construction projects are on the rise as well as a surge in mining and energy industries that increase the need for more trucking.  Computer design and other related fields are another industry that is experiencing a rise in demand.  Experts attribute some of the rapid growth to more companies looking to acquire cloud computing services.

Ibis World, a market research firm, reports that businesses that are connected to emerging forms of technologies are among some of the fastest growing industries. They cite green technology advancements that help to improve sustainability and efficiency, and conserve resources, reduce carbon emissions and lower operating costs.  Likewise, there is a growth in industries that promote an easier access to information such as online education, social media and games, and mobile apps.

What Are The Best Countries to Do Business In?

There are several reliable sources available that rank individual countries according to the ease in which companies can conduct business in.  The official “ease of doing business index” was created in 2001 by the World Bank for the purpose of identifying countries that offer the most favorable regulations for businesses as well as strong protection of property rights.  Wikipedia states that the World Bank’s index only measures regulations that directly affects business and is not intended to reflect the country’s quality of infrastructure, inflation, or crime.

Bloomberg and Forbes Magazine also publish a similar yearly list that is based on their own set of criteria in order to rank countries by the best business-friendly practices.  Forbes’ current list was released in December of 2013 and relies on factors such as “property rights, innovation, taxes, technology, corruption, freedom (personal, trade and monetary), red tape, investor protection and stock market performance.”

Forbes most recent nomination of Ireland for the number one spot came as a surprise to many as they had been in the the number 6 spot just the year before.  The magazine praises Ireland for having an extremely business-friendly environment that has attracted investors from around the world.  Their low tax burden, investor protection and personal freedom coupled with a common language to Europe all work in their favor.

Bloomberg used the following criteria to identify the best countries for their 2014 list:  “the degree of economic integration; the cost of setting up a business; the cost of labor and materials; the cost of moving goods; less tangible costs like inflation and the level of corruption; and the health of its consumer base.”  Bloomberg’s 2014 top pick was Hong Kong for the second year in a row.  On their list, the U.S. fell from second to third place based on the high cost of setting up a business.
